Development - Broxburn
Site
The site lies on the east side of West Park Grove within a predominantly residential area. The majority of the houses in the vicinity have been, until recently, owned by West Lothian Council and area mixture of types. Due to the Right-to-Buy and new housing development, there is an increasing number of owner-occupiers in the area.
Former Use
The site was formerly occupied by four 4-storey blocks of maisonettes and flats. These were disadvantaged by the use of deck access and separate access blocks, and were beginning to deteriorate in condition. The blocks were demolished by West Lothian Council before sale of the site to WLHP.
Design
The development will follow the street line of Dunn Street and West Park Grove opening up road access into Ellis Place. It is of a traditional timber-frame construction, incorporating high levels of energy efficiency.

Regeneration
The adjacent Kirkhill area has seen extensive regeneration involving demolition, new build and some refurbishment. Miller Homes, Weslo Housing Management and Castle Rock Housing Association have been active in providing new homes for affordable rent, shared ownership and for sale.
Affordable Housing for Rent and Sale
In addition to the new housing for affordable rent, four of the properties will be marketed for Homestake buyers who are unable to access property at market levels. The scheme allows the purchaser to enter the market with a 60-80% equity stake in their property.
Rents are expected to range from £57.87 to £77.95 per week (2006/07 prices)
Homestake valuations are £125,000 for the four houses, so entry will vary from prices will £75,000 to £100,000
Programme
A site start of 19th February 2007 is planned (provisional on finalising water diversions).
Completion is scheduled for 21st March 2008.
